    Westchester is in suburban Miami-Dade County located west of the Palmetto Expressway (826) and south of Tamiami Trail (southwest 8th Street). Most of the community’s single-family homes are found along “finger neighborhoods” shaded by neatly landscaped palms, gumbo limbo and banyan trees with average lot sizes of about 7,500 square-feet. The majority are concrete block, ranch style homes built in the 1950s and ’60s with three bedrooms and two baths many of them refurbished in recent years. The heart of Westchester’s downtown and commercial district runs along Southwest 87th Avenue and historic Coral Way, marking the center of the four-square-mile community, while the social and civic center is just south of the perimeter at Tropical Park. The community of Westchester is home to eight public schools administered by Miami-Dade County Public Schools, four Catholic private elementary and secondary schools, one private Roman Catholic college, and Florida International University which is the largest university in South Florida, the 2nd-largest in Florida, and the 4th-largest in the United States by enrollment. Known for its strong public and Catholic schools, Westchester has one of the highest percentages of Cuban Americans in the United States with approximately 85% of the community being Hispanic from various countries. Westchester is close to the Palmetto Expressway and the Turnpike creating the perfect urban-suburban balance for many young families, married couples and working individuals.

    Fontainebleau is located south of Doral divided by the Dolphin Expressway (836), north of Westchester and between the Palmetto Expressway and the Ronald Reagan Turnpike making it an ideal location for access to major roadways. The original housing developments were round areas surrounded by golf courses. The total area of 4.5 square miles includes two major shopping areas, commercial developments and corporation headquarters including Lennar Corporation, a major housing developer in Doral, Miami Lakes and West Kendall. Speakers of Spanish account for 91% of residents including Nicaraguan, Colombian, Venezuelan, Dominican, Peruvian and Honduran among others.
